Overview

Job Summary: The Superintendent has the overall duty to deliver an assigned construction project on time, within budget, and with a high level of quality. This includes pre-construction tasks, field project management, subcontractor management and project closeout. The Superintendent has a key role in representing the organization and is the onsite leader who drives expectations, daily reporting and delivering successful projects in tandem with the Project Manager. As a Superintendent, you should have a solid background in the field and possess leadership skills٫ being able to direct the work of others and make quick decisions. We also expect you to be well-organized and to favor safety above everything else.

The salary range for this position is $60,000 to $80,000 annually, commensurate with experience and qualifications.

Responsibilities

 

Pre-Construction Phase:

  • Attend and conduct Pre-Con site meeting/virtual call(s).
  • Confirm and work with Project Management on the following:
    • Plan the construction process.
    • Create project schedule with PM.
    • Review project budget means and methods with project team.
    • Understand goals and deadlines
    • Ensure all project documents are in place.
    • Confirm permit is in place.
  • Travel set up is required on the following:
    • Travel and car rental arrangements made
  • Self-Perform construction tasks:
    • Coordinate with PM on material and labor needs
    • Identify areas of work that may not be self-performed
    • Survey is set up
    • Permit documents received or knowledge of how to obtain
  • Pre-Con call to the Local AHJ/Municipality providing the Permit:
    • Inspection lead time and schedule
    • Final sign off/Cert of Completion/Occupancy
  • Contact all subcontractors for assurance of start date and required manpower to effectively work the Program.
  • Provide feedback and leadership on how the project should be executed in the field to ensure the project schedule/budget can me met or exceeded.

 

Construction Phase:

  • Management:
    • Quality control.
    • Training of workers.
    • Monitor the use of equipment for safety purposes.
    • Build positive relationships internal and external to Stratus.
    • Coordinate tasks according to priorities and plans.
  • Plans:
    • Provide daily direction on construction from plans/oversees subcontractors.
    • Identify discrepancies in plans and seek clarification with PM.
    • Works with PM on RFI’s and possible solutions to field issues.
  • Scheduling:
    • Drive project to completion.
    • Escalates issues to Field Manager.
    • Communicates and collaborates with subs on schedule.
    • Notify PM of all issues that will compromise on-time completion, suggest resolutions.
    • Collaborate with PM on rolling 2-week-look-ahead schedule for labor and material allocation.
  • Self-Perform:
    • Experience with framing, drywall, patch and repair, drop ceilings, installation of cabinets, countertops, doors, hardware, carpet squares, VCT tile, ceramic tile, etc.
    • Confirm labor and material delivery.
    • Execute scope of work to:
      • Project budget and schedule
      • High level of quality
  • Subcontractors:
    • Manage 3-5 subcontractors and provide constructive feedback.
    • Establish project expectations and ensure alignment with project goals.
    • On site before subcontractors & after subcontractors leave.
    • Escalate subcontractor issues to PM.
  • Material:
    • Receive/Inventory/inspect for damages – photo uploads.
    • Compare with plans for completeness.
    • Keep track of material stock and orders. Identify missing material or shortages and communicate to PM.
  • Site:
    • Resolve on-site issues and emergencies.
    • Daily safety meetings and touch base with PM and subcontractors.
    • Complete daily surveys/observations in system.
    • Ensure the job site remains safe, clean, and orderly.
    • Enforce OSHA 30 safety standards.
  • Punch list:
    • Punch daily for quality control
    • Identify punch items that will be unresolved as of demobilization
  • Turnover:
    • Call off all dumpsters/containers/rental equipment as needed
    • Ensure final clean meets expectations
    • Provide complete list of punch items
    • Customer approval and sign-off of completed job

Qualifications

Knowledge, Skills, and Abilities:

  • Must be able to represent Stratus in a positive and professional manor in the field.
  • Ability to read and communicate blueprints.
  • Ability to access and use technology; email, spreadsheet applications, cellphone, IPAD, etc.
  • Ability to be trained on company systems.
  • Able to work through conflicts and provide solutions.
  • Working knowledge of general building construction and systems.
  • Basic understanding of Carpentry, Electrical, Plumbing, HVAC, and Masonry
  • Ability to work/use power tools (drill/saw/screw gun, etc.), tools, lumber, and materials.
  • Comfortable tracking and managing projects utilizing computer-based project tracking systems.
  • Strong construction industry knowledge that can be applied to optimum team service deliver model.
  • Ability to plan, coordinate, and provide leadership in the execution of complex construction projects.
  • Knowledge of principles and practices of construction.
  • Ability to delegate and manage multiple operations effectively.
  • Possesses written and oral communication skills to support decisions and recommendations.
  • Good communication skills for downward cascading and upwards for strategy and management information.
  • Conducts meetings and provides effective leadership to construction team members.
  • Ability to analyze and interpret technical materials accurately and effectively.
  • Effective in making objective decisions.
  • Strong team philosophy.

Education, experience, certifications:

  • Associate/Bachelor’s degree preferred, trade school in Industrial Education and Technology, Construction Technology or Equivalent experience considered in Carpentry and General Construction.
  • 3-5 years’ experience in managing retail/restaurant construction projects.
  • 3-5 years managing projects up to $200,000
  • 3-5 years managing projects with a duration of 1-2 weeks.
  • OSHA 30 Certified or the ability to get one in the first 6 months of employment
  • Experience working with permit and inspections departments from various municipalities, must understand how to obtain required documents from a municipal office.

 

Working Conditions/Environment

  • This position will require a substantial amount of travel. Anticipate up to 8 weeks straight.
  • Job requires ability to perform tasks on all areas and aspects of construction project. Requires ability to climb ladders for heights of up to 30 feet, and crawl for distances of 50 feet.
  • Job requires ability to work with tools, lumber, and materials. Ability to lift objects of up to 50 lbs.
  • Work at various job site locations and attend meetings at multiple agency offices.
  • Exposure to outdoors, dust, high noise levels, hot and cold weather is likely.
  • Wearing personal protective equipment is mandatory.
  • Travel could be required and may require overnight stays away from the office.
