The Construction Project Manager implements the overall project plan for construction activities, delivering the projects within budget and at pre-determined cost levels.

Responsibilities

Essential Responsibilities:

  • Create and manage multiple project schedules, resources, and budgets
  • Manage documentation and billing, such as purchase orders, change orders, and close out documents.
  • Maintain consistent, professional communication with customers and the internal team, as well as subcontractors, vendors, and materials suppliers.
  • Build and maintain customer relationships
    • Hold quarterly customer meetings for open feedback and lessons learned
  • Provide weekly project updates to Director and VP of Construction
    • Project financials, schedule, risks, and areas of opportunity
  • Read and interpret construction drawings and specifications
  • Negotiate with contractors
  • Create project schedules in conjunction with field superintendent
  • Partner with field personnel to handle and assist with project issues as they arise
  • Learn and use company project management software for job cost and backup materials.
  • Complete project close-out manuals
  • Adhere to company policy and procedures for workers.

Additional Responsibilities:

  • Superintendent and Subcontractor management
  • Setting and managing customer expectations
  • Collaborating with team members to come up with cost effective solutions
  • Ensuring frequent communication from the Superintendents about project status.
  • Scheduling Superintendents and Subcontractors to ensure the right people at the right place at the right time to complete multiple projects simultaneously
  • Obtaining proper, complete, and accurate close out documents, data and information from Superintendents and sending it to the customer.
  • Timely project close outs

Communication & Teamwork:

  • Working with peers and management to find solutions for superintendents and Subcontractors on job site questions/issues for commercial remodel and tenant improvement projects. 
  • Maintaining consistent, professional communication with customers and the internal team, as well as subcontractors, vendors, and materials suppliers.

Organization & Multi-Tasking:

  • Managing multiple schedules and budgets simultaneously.
  • Ensuring all required documentation are being completed and sent to the customer timely and accurately. This includes but is not limited to purchase orders, change orders and close out documents.

 

Qualifications

Job Specifications:

  • Skills
    • Experienced program manager (PM) who is empowered to take the lead on a variety of projects
    • Works well with minimal oversite from group Director
    • Team player and embraces change/process improvement
    • Must be customer focused & understand project budgets
    • Mature, polished, and professional communication skills, whether in person, on the phone, or via email
    • Ability to deliver our scope of work to the agreed project schedule
    • Proficient in Microsoft Office and project management tracking software
    • Demonstrated ability to interface successfully with a dedicated team of customers and employees from Project Management, Sales, Finance/Accounting, and MIS.
  • Education, experience, certifications
    • 3-5 years of project management experience for a general contractor, retail experience preferred; construction remodel experience preferred.
    • Bachelor's degree or equivalent education and/or experience. 
    • Construction Management degrees are preferred. 
  • Year 1 Goals:
    • Within first 90 days, complete understanding and proficient use of Stratus’ systems, policies, and procedures.
    • Within first year, proven ability to manage projects independently.

Minimum Requirements:

  • Ability to work Mon-Fri between 8am and 5pm, as well as answer calls or emails before and after typical work hours and on weekends (can be 50+ hour weeks at times).
  • Open to 25% travel
